Mason City Scenes - Mason By Choice

Welcome to the Mason Comprehensive Plan

Mason is approaching a crossroad. Over the past 20 years, Mason has been one of the fastest growing communities in the region. Good schools, quality neighborhoods, and excellent government services have made the community a great place to live…and the pace of development has reflected that. Mason is facing new issues as it moves from a center of growth to a more mature community. While growth will continue, attention now is shifting to maintaining Mason’s high quality of life and maximizing the remaining opportunities.

In reality, this truly is an exciting time for Mason. The opportunities for advancement have never been more apparent. Through the hard work of many Mason residents, business people, political leaders, and volunteers, these opportunities now lay at the doorstep. The Comprehensive Plan presents a great chance to address these opportunities as an entire community and to take control of their impact on Mason’s future.

The comprehensive plan is the vision, of what the community wants to become and the steps needed to meet that goal. The idea is to promote quality, sustainable development in Mason through good development decisions. Public involvement will be the foundation of the planning process. A variety of techniques will be used to ensure that residents and business people of Mason provide guidance and input in the plan development process. The planning methods will provide ample opportunity for residents to participate, learn about the project, and help guide the plan. Once complete, the plan will steer the decision-making process concerning land use and development, infrastructure, community facilities, and other programs and capital expenditures.

Core components of the comprehensive plan

  • Background data and analysis, including area history, a description of existing social, economic and physical (natural and man-made) conditions and trends, and economic and demographic projections.
  • Documentation of stakeholders’ interests (e.g., interests of residents, public officials, the business community, developers) and involvement in the process.
  • A vision statement or statement of desired goals and objectives. Evaluation of the selected plan and design alternatives.
  • A future plan map or maps depicting various components, including land use, transportation, community facilities, and housing areas.
  • Sub-area development plans that more closely define the future development vision for several priority areas defined by the City of Mason.
  • An implementation framework or schedule that describes specific measures to carry out the plan, their costs (if known), and the time frame for execution.

The end result will be a plan that truly presents a clear future direction for moving Mason into its next stage of development.
